How many homes are in the neighborhood?

There are 352 lots in the neighborhood with about 300 homes. The remaining lots are in private hands.

How much are HOA dues?

There is no "HOA" in our neighborhood, however there is an "Architectural Control Committee" consisting volunteers who are dedicated to making sure our neighborhood stays one of the most sought after neighborhoods in West Bexar County.

The tool they use for this are the deed restrictions that our properties are subject to, which by the way are available on the menu to the left.

Occasionally one of our neighbors doesn't honor their deed restrictions and continues with activity that is not allowed and hurts the property values despite being notified by the ACC...a pig farm for example. When this happens the ACC is forced to take the necessary actions to resolve the issue, that may be arbitration, a letter from a lawyer or in extreme cases a civil lawsuit.

Additionally, there are costs such as maintenance of the sign, the common areas around the entrance, lights on the entrance sign and events such as National Night Out (NNO)

For these reasons the ACC asks that the owner of each lot make a small donation of at least $40 annually to help with any recurring expenses or surprises. I attended the meeting in June as a guest to discuss the website and was disappointed to learn that only 13% you cared enough to send anything...even the crappiest of San Antonio's charge $200 or more and we live in one of the best! I hope that is because people aren't aware of the request or don't understand what the money is for so that is the reason for this help get the word out.

Do you have a pool or park?

No there is no pool or park, the large size of our properties give us the opportunity to have play equipment on our properties. Additionally there is no HOA.

Where are you located?

We are located on the West side of Bexar county about 5 miles outside of 1604 off of Potranco Rd, go HERE to view us on a map.

Do you pay San Antonio City Taxes?

No we do not pay City taxes, for me this equates to about a $600 a year savings.

NOTE: This does mean that there is no trash pickup and you must pay a private company for trash pickup, this is about $20-$25 a month.

What is the price range for homes?

That is hard to say but it is rare to see anything below $250k with prices going well into the 400's to be a part of our community.

As of Aug 2012 there are 7 homes for sale ranging from $239K to $380k with a median price of $345k.
